- Investment Modeling: Develop complex dynamic financial models using Excel to evaluate real estate deals, including multi-year cash flow projections, rent rolls, P&L analysis. Conduct sensitivity analysis and calculate investment metrics such as Cap Rate, NOI, and IRR to support decisions.
- Market Research Visualization: Analyze Pittsburgh Metro real estate market trends, and capital market indexes. Utilize ArcGIS or Tableau to perform analysis and visualize data to present undervalued investment opportunities.
- Strategic Feasibility: Conduct comprehensive market feasibility studies for developments utilizing CoStar or similar software. Assess complex variables including project costs, micro-market supply/demand, long-term risk-adjusted returns
- Transaction Support: Create capital market newsletters and sophisticated offering memorandums. Coordinate the review of real estate transactional documents and manage large-scale regional sales and leasing data within the CRM system
- REIT & Portfolio: Perform in-depth analysis of REIT performance and market conditions. Identify portfolio optimization opportunities, assess macroeconomic risk factors, and prepare recommendations to ensure alignment with clients.
- Requirements: Bachelor’s degree in Real Estate, Real Estate Development, or a Related; Knowledge of Financial Modeling: Excel-based waterfall modeling; Real Estate Software: CoStar, Yardi Matrix; Data Visualization: Tableau, Adobe InDesign, Photoshop
- Rate of Pay: $65,000 per year
